Landlord gas safety certificates: what you legally need

If you let a property in Sussex with any gas appliance, an annual CP12 is a legal requirement. Here's the short version.

Every gas appliance, flue and pipework in a let property must be checked every 12 months by a Gas Safe registered engineer. The record is commonly called a CP12.

You must give a copy to existing tenants within 28 days of the check, and to any new tenant before they move in. Records need to be kept for two years.

The check covers appliance operating pressure, combustion performance, ventilation, flue integrity and safe operation of every device, not just the boiler.

If an appliance fails it will be classified At Risk or Immediately Dangerous and, with your permission, capped off. Getting it repaired promptly is far cheaper than an emergency call-out later.
